1. Free access. Creating an agent profile and listing properties is free. Renters pay no platform fee to browse, enquire or request viewings. This agreement covers rental referrals to agents earning commission; it does not impose a fee on owners who earn no agent commission or on property sales.
2. Introduction. An introduction is a signed-in renter's first recorded enquiry or viewing request for your rental listing after you accept this agreement. A contact-button event records intent to contact, not proof a call or conversation occurred. Only a rental of that listing completed within 90 days of the first recorded introduction is eligible.
3. Success fee. You owe Accra Property 10% of the agent commission you actually receive for that completed rental, rounded to the nearest pesewa. This is not 10% of rent, rent advance or deposits. No completed rental or no commission received means no fee. Report completion and the commission received in full within seven days of receipt. No automatic deduction or rent collection is authorised.
4. Prior relationships. If the renter was already your customer for this property before the introduction, report the prior relationship within seven days of introduction and provide an explanation. An unresolved prior-relationship claim or disputed outcome is held for review; no automatic charge is made.
5. Confirmation and payment. The renter and agent may independently confirm or dispute the outcome. An invoice is issued only after both confirm the rental, the agent reports received commission and the eligibility conditions are met. Payment is due seven days after commission receipt. The operator must verify payment before recording a receipt. A receipt records the platform fee only, not rent or an agent's own commission payment.
6. Records and privacy. Your signed-in account email, typed name, agreement version, exact terms, acceptance timestamp and document fingerprint are stored as acceptance evidence. Enquiries, viewings and outcome reports are visible only to the participating renter, listing agent and administrator. Do not put identity documents or bank/card secrets in notes. These records are used to manage referrals, resolve disputes and account for fees.
7. Your responsibilities. Supply accurate listing details, disclose all charges, maintain availability and confirm that you have authority to market each property. You may stop listing at any time by withdrawing properties; previously eligible introductions remain covered during their 90-day window. New terms require a new explicit acceptance and apply prospectively.
8. Disputes. Contact the operator using the email above. A disputed outcome or payment must be investigated before collection; corrections and refunds must be documented. This service does not guarantee a tenant, verify ownership, hold rent or act as an escrow service.
9. Electronic acceptance. By typing your full name and selecting the unchecked acceptance box, you intend to accept these exact terms for yourself or the organisation you are authorised to represent. The signed-in email identifies the account used; it is not independent identity verification. You can print or save a copy of your acceptance record.
Ghanaian law applies, subject to any mandatory legal protections. This referral agreement is separate from the tenancy agreement between renter and landlord.
